The accommodation comprises :

• A large well equipped open plan kitchen diner with a dining table comfortably seating 8 people. Facilities in the newly fitted integrated kitchen include a large Fridge Freezer, four ring gas burner and Electric Oven. The seating area adjoins a large hallway with huge panoramic windows letting in the evening light and allowing views of the rural countryside and beautiful sunsets.

• The large living room which can be used as a family room has two sofa beds, one of which is king size. There is a further sofa and desk in this room. Other amenities include a Freeview television with built in DVD player and a wireless music streaming receiver. 

• Master double bedroom with two bedside cabinets with storage drawers and a further chest of drawers. En suite bathroom boasting a bath and walk in shower.

• Bedroom two has bunk beds, a chest of drawers and a double wardrobe with full length mirror.

• Wet room with level access shower, bidet and grab rails.

• Sun room to the front enjoys the morning sun and offers a sea view out to the Horse of Copinsay.

• Utility Room comprising washing machine ironing facilities and a further basin.

• Heating for the property is provided by storage and panel heaters throughout and a remote controlled electric fire in the living room all electricity costs are included in the rental price.

• Clean bed linen, towels and tea towels are all included.

• Front and rear garden, drying green.

• Parking is on the front drive for two cars.

• New Holland Cottage is No Smoking throughout this includes the use of e-cigarettes.

• A welcome pack containing some Orkney eggs, bread and milk is provided on arrival.
